Basement Waterproofing

Exterior or interior waterproofing? Which is better?

This is a very common question. The answer is: both. How can this be? It depends on the root cause of the problem. Exterior waterproofing is great because once completed, you completely stop the water from penetrating your foundation wall. However this option has its downsides. 1) It costs more money. 2) You have to dig up the side of your house. 3) Depending on how close your neighbour's home is to yours, this option may be impossible or you may require soil shoring, which will add to the cost of the repair.

Interior waterproofing is generally a financially cheaper option because it simply involves less physical labour. Interior waterproofing is a great option if the source of the leak is relatively minor and if you know you don't have any structural foundation issues. For example, if your basement is leaking due to a crack, waterproofing it from the inside will be an easy fix. But if the root cause of the problem is a shifting foundation wall, then waterproofing it from the inside may work temporarily, but you continue to have the risk of the crack enlarging and/or different cracks forming. In this case, you need to stop the root cause (shifting foundation). Once this is solved, your waterproofing solution will be long term. This holds true for exterior waterproofing as well.
